Ever wonder if there is such thing as "bad staging" or "ineffective staging"? Well i'm here to tell you there absolutely is. The goal with staging is to help buyers have the vision. You want them to walk into your home and go WOW this is stunning. You want them to sit on the sofa in the living room and imagine their life there. Here are 7 ways staging can backfire and not get you top dollar
1.) Using non-neutral colors
When picking colors it is important to go neutral to attract as many buyers as possible. That's not to say a pop of color here and there isn't good. It certainly is.
2.) Forgetting less is more
Less is more, always. You have to understand the space and not overwhelm it. Light and airy. The goal is to get the buyers to fall in love with the home, not get distracted by all the things.
3.) Forgetting the style home
Okay, this is a big one for me. Too many times I've been in homes where stagers dont keep a consistent style. If the home is a craftsman keep it cozy with blankets, rattan, classic bedding etc. If modern, keep it minimal throughout. EASY PEASY!
4.) Using air fresheners
Here's the problem with air fresheners- They don't all smell good and quite frankly they are super strong in scent. Not just that, buyers will get the notion you are hiding a bigger problem- mildew, pets etc. Fresh air is the BEST air. So open those windows people!!
5.) Thinking staging isn't necessary
Did you know that statistics show that an investment of 1-3% of the listing price can increase their final price by 8-10%. Convinced now?
